In Ontario, buyers pay a provincial land transfer tax based on the purchase price. First-time buyers get a rebate of up to $4,000.
Ottawa is in Ontario, not Toronto, so there is no separate municipal land transfer tax. Only the provincial rate applies.
The first-time buyer rebate is available if you and your spouse have never owned a home anywhere in the world, and you're a Canadian citizen or permanent resident.
