From first call to closing wire.

Nine steps, mapped end to end. You know what's coming next, what your role is, and what we're doing in parallel. No closing-day surprises because the work happens in the weeks before.

  1. 01

    First call

    A no-obligation conversation about your timing, your goals, the property, and what an ideal outcome looks like. By the end you have a sense of value range and a marketing direction.

  2. 02

    In-person walkthrough

    We walk the home with you, make notes on prep, and ask about the history. After, you get a write-up of recommended prep work, a comparable-sales pull, and a draft listing strategy.

  3. 03

    Prep and pricing decisions

    Prep work that makes sense gets scheduled. The list price is settled with the comparables and the strategy on the table. The listing agreement gets signed and the photographer is booked.

  4. 04

    Photo day and MLS prep

    Photography session, plus video and drone where they are part of the plan. While the photos are edited, the MLS remarks get written, the custom property website is built where applicable, and the paid social campaigns are set up.

  5. 05

    MLS launch and showings

    The listing hits the OREB MLS and syndicates through REALTOR.ca and the wider IDX network. Showings are booked through the standard showing platform, you are notified for each one, and feedback is gathered and reported back.

  6. 06

    Offers and negotiation

    When offers come in, we walk you through each one in detail: price, conditions, deposit, closing date, irritants. We strategize the response together. Counter-offers, multiple-offer scenarios, conditional periods, all handled with you informed at every turn.

  7. 07

    Conditional period

    Once an offer is accepted (usually with conditions for inspection, financing, and similar), the conditional period gives the buyer time to satisfy each one. We coordinate the back-and-forth so the deal stays on track to firm up.

  8. 08

    From firm to closing

    Conditions waived, the deal is firm. We hand off to your real estate lawyer. You get a closing checklist: forwarding mail, utilities, insurance, movers, key handoff. We stay available through closing day.

  9. 09

    Keys handed over, wire arrives

    Your lawyer handles the legal close. Funds arrive in your account. We deliver the keys to the buyer's agent and follow up to make sure everything went smoothly.
